“Wow” The Buyers With Professional Photography When Selling Your Home

You have heard this statement a million times: you only have one chance to make a first impression. In today’s fast paced world, Buyers are clicking through home after home online. You literally have just a few seconds to either win their hearts or have them click right past you.

Great marketing starts with great photos. Why not make them stunning? Why not impress their socks off? Buyers will either stay engaged and begin to fall in love, or they will move on to the next home based on your home’s visual appeal. Lets keep them moving from photo to photo, then moving to the phone to make an appointment to see your home.

Before your home goes “live” on your local MLS (Multiple Listing System), your best bet is to have your home staged and ready for photos first. Here is a home photo shoot preparation checklist you can use to help make sure the photo shoot goes smoothly:

All Rooms:
  • Turn on all lamps and overhead lighting in the home
  • Replace all missing or burned out light bulbs
  • Turn off all ceiling fans
  • Raise all blinds to the midway point of the windows
  • Hide all remote controls
  • Move all cords out of sight
  • Remove all personal photos
  • Clear all clutter
Kitchen:
  • Remove all dishes from sink
  • Remove all small appliances and clutter from kitchen counters
  • Remove all magnets and personal items from the surface of refrigerator
  • Remove any boxes and clutter from above kitchen cabinets
Bathrooms:
  • Remove all items out of the shower and bathtub
  • Remove all items from the counters
  • Close lids to all toilets
  • Clean mirrors
Bedrooms/Home Offices:
  • Clear all items off bedside tables
  • Make beds
  • Avoid hiding items under beds, they could possibly be seen in the photograph
  • Remove children’s names from their bedrooms for your family’s safety
  • Clear room of all clutter
Exterior:
  • Move cars out of driveway
  • Move outside trashcans and hoses to the garage or out of sight
  • Move BBQ grill to garage or out of sight
  • Cut grass and spruce up landscaping
Pets:
  • Please contain pets in an area of the house that will not be photographed
  • Remove pet crates, food and water bowls, litter box, beds, toys, etc

Remember, your home is now “on stage” for the world to see. Be ready for Lights, Camera, Action, SOLD Sign !
